Getting a homeowner to prepare their home for a photography session is essential to getting great results but it’s more difficult to get through to some homeowners and agents than others. In my experience, most homeowners require some special help in this area and some agents are prepared to help them but some aren’t. There’s nothing worse than showing up for a photo shoot and the home is a total mess. You’d think that straightening up the house before a shoot would be a no-brainer for everyone involved, but for some, it's a difficult task.

Please read the following helpful guidelines to prepare your home for the best results:

1.       Move pets into the garage or out of sight.

2.       Remove all vehicles from the driveways and do not park in front of the house.

3.       Move garbage cans so they cannot be seen from the street.

4.       Remove garden tools, hoses and sprinklers.

5.       Mow and rake the yard – in the appropriate season.

6.       Sweep driveways, sidewalks and patios. In the winter, remove the snow from these

          areas.

7.       Remove piles of magazines and newspapers.

8.       Clear off counters in the kitchen and bathroom areas. These should be as clean and

empty as possible. (Lids on toilets seats should be down).

9.       Flower arrangements and fruit baskets are welcome.

10.     Put indoor trashcan out of sights.

11.     Remove all photos, drawings and notes from the refrigerator.

12.     Remove any “clutter” inside the home, put away toys, clothing, dishes, towels, ect.

13.     Turn all television and ceiling fans off. Hide remotes.

14.     Make sure all light bulbs are working, turn on all lights during photography.

15.     Make all beds and tidy bedrooms. Put away all the clothes.

16.     Put away all valuables.

17.     Limit the amount of personal / family photographs and memorabilia to the minimum.

18.     Let me know if there is anything I should NOT photograph.

19.     Valuable works of art can be edited to make them unrecognizable. I must be notified

          before taking pictures.

20.     If you have special features of your home that are not obvious please let me know so I

can include them in the shoot.

21.     If the home has a pool, please do your best to have the pool cover off, security gate

down, patio furniture neatly arranged with proper cushions and umbrella open.
